The gate is where every board meeting starts

Residents stuck in the lane, visitors waved through, a call box that rings nobody. A community's entrance is its most visible system and usually its oldest. We replace or upgrade gate access control for HOAs and condominium associations across Central Florida with equipment specified for heat, lightning and salt air, and we keep the gate running while the work happens. CAI Certified, licensed since 2007, and we present at the board meeting if that is what gets the vote.

What boards and managers tell us about their gate

  • Nobody knows how many transponders or fobs are active. Residents moved out years ago; their credentials still open the gate.
  • The visitor lane backs up. Guests wait while a call box dials a landline that was disconnected two managers ago.
  • Storm season takes the gate down. Lightning damage, flooded loops, a controller nobody supports anymore.
  • Vendors and deliveries get a wave-through. No record of who entered, when, or on whose authority.
  • The last installer is gone. Proprietary software, no documentation, no one to call.

What we install at community entrances

Resident entry. RFID transponders, windshield tags, fobs and mobile credentials, with license-plate recognition where traffic volume justifies hands-free entry.

Visitor and vendor lanes. App-based and telephone entry, pre-registered guest codes, time-limited vendor credentials, and a full event log for every opening. Visitor platforms we deploy include Little Bird, Proptia, SymLiv and GoAccess, with Butterfly MX video intercoms and DoorKing and LiftMaster (myQ) call boxes and gate operators.

Cloud management for the manager. Brivo or PDK platforms where move-ins, move-outs and vendor access are handled in minutes from a browser; LenelS2 or ICT where the association wants an on-site system.

Pedestrian gates and amenity doors on the same credential. Pool, clubhouse, fitness and mail room scheduled and logged alongside the vehicle gate.

Florida-rated hardware. Surge protection on every controller, sealed enclosures, loop and operator integration with the gate contractor of your choice or ours.

Cameras tied to gate events. Eagle Eye Networks or Axis so an entry event and its video are one record when the board asks what happened.

Board-ready from the first site walk

  1. Free entrance assessment. We walk the lanes, call box, operator, loops and amenity doors with the manager and ask what has failed before.
  2. A proposal the board can vote on. Plain-language options with what is included and what is not. We attend the meeting if it helps.
  3. Install with the gate operable. Residents keep entering throughout; cutover happens off-peak with notices sent ahead.
  4. Manager and board training. Day-to-day administration for the manager, report reading for the board.
  5. Support through turnover. Phone support during service hours, a 24/7 answering service after hours, rapid repairs and software kept current through board and manager changes.

For property managers with a portfolio

Standardize gate access across every community you manage and each site works the same way, reports the same way and calls the same number. We will build per-community budgets and a rollout schedule you can bring to each board, and we host lunch-and-learns at management offices on what modern gate systems can do.

Where we do this work

Based in Longwood, FL — every community and property we serve is within about an hour's drive of our office, from Daytona Beach to the Space Coast to Lakeland.
